Remodeling in Dallas, Dallas County

Dallas is older than most of the suburbs we work in, and that shapes every remodel here. Lakewood and the M Streets are full of 1920s–40s Tudors with cast-iron drain stacks, knob-and-tube wiring in the attics, and original galvanized supply lines that quietly fail behind walls. Preston Hollow has post-war ranches sitting on slabs that have shifted three or four times in the last 70 years. Lake Highlands homes from the 1960s and 70s often need full panel upgrades before you can run a modern kitchen. Bishop Arts and Oak Cliff blend craftsman bungalows, mid-century cottages, and recent infill builds — three different remodeling problems on the same block. Highland Park sits inside its own town with its own building department and its own architectural review. Uptown is high-rise and townhome territory where every project routes through an HOA or condo association before a contractor sets foot inside. We've worked across every one of these contexts. The scope document we hand you for a Lakewood Tudor reads very differently from the one for an Uptown condo — that's the point. Same fixed-price tier structure, fully different inclusions per home.

Services we deliver in Dallas

Most of our Dallas projects fall into one of four flagship buckets: kitchen, bath, HVAC, or whole-home. Around those we handle painting, flooring, windows, and siding so a single project manager runs the whole job. For Lakewood Tudors and M Streets bungalows we routinely scope full electrical re-wires alongside the kitchen scope. For Preston Hollow ranches, foundation-aware slab plumbing and HVAC duct rebuilds are common companion items.

Permits, code, and HOA in Dallas

Dallas has one of the most active building departments in Texas. Kitchen and bath remodels with plumbing relocation, electrical panel changes, structural modifications, or HVAC replacement all require a permit and inspection. Plan-review queues run two to four weeks for standard residential, longer for projects inside Conservation Districts (Lakewood, M Streets, Belmont). Highland Park is its own jurisdiction with separate ARB review. Older Dallas neighborhoods often sit inside Conservation Districts with strict facade rules — windows, roof material, and siding color all have to match published palettes. We handle the application, the meetings, and the inspections.

Permit office: City of Dallas Building Inspection (dallascityhall.com). We pull every required permit and close it before final payment.

Local planning

Useful Dallas context before you remodel

Remodel schedules can be affected by permit queues, HOA review cycles, school calendars, weather, traffic, and neighborhood events. These are stable local resources to check while we build the written scope.

FAQs — Dallas

How long does a kitchen remodel take in Dallas?
A cosmetic refresh in a Lakewood or M Streets kitchen runs 2–3 weeks once materials arrive. A mid-range reconfigure with new cabinets is 6–8 weeks. A full custom build with layout changes and electrical upgrades is 10–14 weeks. We lock the schedule before demo so you know what to plan around.
Do you handle Conservation District and Highland Park ARB reviews?
Yes. We've taken projects through Belmont, M Streets, Lakewood, and Highland Park reviews. Plan on 4–6 weeks of pre-construction time for any visible exterior work in a Conservation District, and bake that into the project schedule.
What's a typical bathroom remodel cost in Preston Hollow?
Preston Hollow homes are usually larger than Dallas average, with larger baths. A guest bath refresh runs $12K–$20K. A primary bath reconfigure with new tile, vanity, and shower is $35K–$55K. A full spa primary suite with plumbing moves runs $55K–$85K.
Do you work with the slab plumbing in older Dallas ranches?
Yes. Pre-1970 Dallas slabs often have cast iron drain lines that crack as the slab moves. We have plumbers who scope and repair under-slab lines as part of bath and kitchen remodels, with pricing called out as a separate line item so you see it before work starts.
Do you serve all of Dallas or just specific neighborhoods?
All of Dallas inside Loop 12 and most of the city beyond it. We routinely work Lakewood, Preston Hollow, M Streets, Lake Highlands, Bishop Arts, Oak Cliff, Uptown, and Highland Park. If you're in Dallas County, call and we'll confirm coverage.
