Remodeling in Arlington, Tarrant County

Arlington is the largest mid-cities city in DFW, and the housing stock is one of the most variable. Pecan Hollow and the neighborhoods near UTA are full of 1960s–70s ranches with the same mid-century systems challenges as Richardson: aluminum branch wiring in pre-1972 homes, original cast-iron drains under slabs, single-pane aluminum windows, undersized panels. Interlochen sits north of I-30 with a mix of 1980s and 90s homes on larger lots. South Arlington's housing stock skews 1990s–2000s. Viridian is a 2015+ master-planned community on the north side with full HOA ARC review and Arlington ISD elementary boundaries. Dalworthington Gardens and Pantego are small adjacent cities with their own municipalities — separate permit offices, separate code enforcement, and different HOA structures. Mansfield ISD covers the south end of Arlington. The Globe Life and AT&T Stadium footprint has driven a steady renovation market, and we work the city weekly. Older central Arlington (near UTA, Pecan Hollow) sees more whole-home renovations because the systems scope is larger; Viridian and Interlochen see more kitchen and primary-bath work because the bones are newer. We've delivered enough Arlington projects to know which Tarrant County inspectors run the south side vs. the north side and what the typical plan-review queue looks like by district.

Services we deliver in Arlington

Arlington's project mix splits — older central Arlington runs whole-home and systems-heavy renovations; Viridian and Interlochen run kitchen- and bath-focused. Painting, flooring, energy-efficient window replacement, and HVAC upgrades are routine across the city. We coordinate with the Dalworthington Gardens and Pantego permit offices when those addresses come up.

Permits, code, and HOA in Arlington

City of Arlington requires permits for kitchen, bath, structural, electrical, plumbing, and HVAC work. Plan review is typically 10–14 business days for residential remodels. Tarrant County code enforcement is stricter on pre-1980 electrical and slab plumbing than some of the north-DFW jurisdictions, so we budget for inspection-required remediation in older Pecan Hollow and UTA-area homes. Viridian and Interlochen have full HOA ARC review — typically 2–3 weeks. Dalworthington Gardens and Pantego are separate municipalities with their own permit offices and their own inspector schedules; we route those addresses to the right office on contract day.

Permit office: City of Arlington Community Development & Planning (arlingtontx.gov/city_hall/departments/community_development_planning). We pull every required permit and close it before final payment.

Local planning

Useful Arlington context before you remodel

Remodel schedules can be affected by permit queues, HOA review cycles, school calendars, weather, traffic, and neighborhood events. These are stable local resources to check while we build the written scope.

FAQs — Arlington

Do you serve Dalworthington Gardens and Pantego too?
Yes. Both are small adjacent municipalities with their own permit offices and code enforcement. We route the permit application to the right office on contract day and coordinate inspections with their specific inspector schedules.
What's a typical kitchen remodel cost in Arlington?
A cabinet-paint and counter-replacement refresh in a Pecan Hollow ranch is $18K–$28K (with allowance for older subfloor and electrical updates). A reconfigure with new semi-custom cabinets in Interlochen or Viridian is $40K–$60K. A custom build with layout changes is $75K–$120K.
Do you handle Viridian and Interlochen ARC approvals?
Yes. Both have active modification committees with published guidelines. We submit ARC packages with the contract and route the city permit in parallel. Viridian's modification committee meets every 2 weeks; Interlochen runs a monthly cycle.
Do you work with the older systems issues in central Arlington?
Yes. Pre-1980 Arlington homes near UTA and Pecan Hollow often need electrical panel upgrades, aluminum branch wiring remediation, and under-slab plumbing repairs as companion scope. We call out each system as a separate line item so you see costs before work starts.
Do you serve both Arlington ISD and Mansfield ISD pockets?
Yes. Arlington crosses two school districts — AISD across most of the city, Mansfield ISD on the south end. Resale expectations differ slightly but our scope-and-tier process is the same.
